Statsbygg would, for project no.: TP10035/P12430 HiST Technology Building;
like tenders for builder representative, assistance builder representative/SHA-coordinator and technical builder representative:
1. Builder representative (BHO) in 100 % position
2. Assistant builder representative with SHE-coordinator (KP and KU) responsibility in 50% position, but with the possibility/option to increase the percentage up to 100 % during the project.
3. Technical builder representative (THBO) in 50 % position, but with the possibility/option to increase the percentage to up to 100 % during the contract.
The builder representative, assistant builder representative and technical builder representative services shall be in accordance with Statsbygg's service description for builder representative (YT-BHO dated 10.4.2014).
The builder representative is responsible for coordinating and managing the work for the three requested roles; Builder representative, assistant builder representative/SHE-coordinator and TBHO, in accordance with Statsbygg's service description for builder representative (YT-BHO, dated 10.04.2014).
The role of SHE-coordinator (KP and KU), is regulated in the Builder Regulations, NS8403, NS8440 A and NS8440 B.
The contract's total length is from June 2014 up to and including the 1st claims year (the end of the one year guarantee site survey including closing deviations from the site survey) is estimated to approx. 1.6.2018.
The assignment for the builder representative can be extended in the claims phase beyond 1.6.2018.
After the technical installations have been handed over (after the technical trial operation has ended), estimated to 1.6.2017, the need for the builder representative's resources will be reduced.
This means that in the last part of the assignment (first claims year from 1.6.2017 to 1.6.2018), the estimated resource need for the builder representative will only be one part time person. The extent of the need in the claims phase will be further agreed in the final phase of the construction project.
The assignment will be paid for according to the time used, based on hourly budgets that have been approved in advance by Statsbygg.
Travel time and travel expenses to and from the meeting place/construction site in Trondheim will not be covered.
Travel time to and from Statsbygg in Oslo for any builder meetings will be covered with 50 % of the agreed prices.
Sør-Trøndelag University College is situated in Kalvskinnet in Trondheim. The address for the new Technology Building is Sverres gt. 10 – 12, Trondheim. This will be the place of work for the builder representative and his staff. Office space will be set aside for the builder representative and his staff in the barracks at the construction site.
The new building will be surrounded by 5 existing buildings which are all currently being used for teaching purposes and will continue to be used for this purpose during construction of the new building. These buildings are Sverres gt. 10 and 12, the Retort in Suhmsgate and the largest building, Gunnerusgt.1, the northern part of which was recently refurbished. Southern part - technical installations to be refurbished under a separate project in 2015/2016. The ground floor in Gunnerus gt. 1 will be refurbished to create a kitchen and canteen in this project.
There are challenges in the project connected to pollution on the site from previous operations as a gas plant in the centre of Trondheim at Kalvskinnet, and proximity to 5 old buildings and advanced sheet piling methods.
